There is a brand new neighborhood of gorgeous single family homes that is going to be open in North Fort Worth in the next 30 days. There will be seven differnt models... with pricing from the low 100's to the low 140's.
Pictured below is one of the mid-sized homes in the group. It had three bedrooms, two full baths and one living area. The family room is huge... 21 x 16... and is open to the kitchen and the breakfast nook.
The master bedroom is also very large... 15'6" x 12' and has a huge walk-in closet with lots and lots of rod space.
The great home is 1511 sq ft in size... perfect for a young couple or a single person just starting out. Or... it would also be great for empty-nester parents who still want a home... but don't want anything very large.
This home is priced at $118,990... and if you hurry... you should qualify for some pre-construction goodies, discounts, or other fun stuff.

What a wonderful home. Goodness, the lot alone would cost $300,000 in my area. The cost of land has driven our new home construction for 15 years and it has gone in one direction, up.
In this area, a starter home is a condo or townhome. Detached homes are McMansions.
Karen, you seem like one pretty hip chick. How long have you been an agent?

Lenn: I think you've hit it right on the head. The most expensive part of most homes... is the land it sits on. Fort Worth still has quite a bit of open space... and already has the infrastructure in place to handle future traffic and stuff. With the first time homebuyers market in DC/MD/VA so expensive... it must be very hard for young couples just starting out to find a home. It was very different when I sold there... from 1987 to 1993.
I sold townhomes in Crofton Commons in Centreville and in Sully Station, and for William Berry in Manassas on 234 right near 66. Also... sold a community of Levitt Homes near downtown Manassas. They were free-standing regular homes... but on sort of a courtyrd set up. I don't remember the name of the neighborhood. But... back then... young couples at least had a chance. Thanks for commenting.
Ken: I have been an agent for hundreds of years. Remember when Christopher Columbus landed in North America ? I was there to meet him. Sold him a water-front townhouse. He was my first relo... Cendant if I am not mistaken... LOL.
I have been a Realtor since 1973... to answer your question. Degree in Psychology, and taught junior high school for nine years in the Cleveland, Ohio Catholic Schools. So... I've been around awhile. :)
But... the home above is just a really great value. This neighborhood is going to be just opening it's model in about two weeks... so the chance to get a really good value is really something to get excited about. Thanks for your kind words...
Karen, looks like a beautiful home and what a great price! And sounds like it's going to be a nice community neighborhood, too. Best of luck to you.
Gary: This is a brand new subdivision that is going to open in about two weeks. The pricing is "pre-construction" pricing, to be sure... but... this is typical for some areas in and around Fort Worth. Thanks so much for your kind words...
