Sneak Preview... North Fort Worth 1970 sq ft One-Story... in the low $130's

I am in the process of putting together a marketing package for the home pictured below.  It will probably be coming on the market mid next week.  I think it is such a cool home that I wanted to at least give a little "preview" of one of the great features this home has to offer.

The family room pictured above is just huge.  Lots of room... a great ceramic tile fireplace with a full wood surround... and two walls of "Low-E" windows... engineered to let the light in, but keep the heat out.

The gourmet kitchen pictured above... is just perfect for meal-prep, or casual dining.  The oversized granite island counter top features an upgraded double stainless steel sink... with upgraded fixtures.

The kitchen opens up to the left to the family room to the left... and to the over-sized breakfast area/morning room on the side.

Be one of the first to see this great home... and learn all about the $8,000 tax CREDIT that is available to both first time homebuyers... and buyers who have not owned a home in the last three years.  Call Karen Anne Stone at (817) 929-3400 for your very own "sneak peek !"

Gee Karen Anne... this is a GOOD LOOKING model!  At that price it should compete very nicely in North Fort Worth!

Sally:  Noper... I don't think we will have a problem getting showings.  Thanks so much for your kind words.  Nice to see you !

Elizabeth:  Thanks for your kind words, too.  You know... we could probably make room for you down here.  We could really use another clear-thinking Yankee down here... LOL.

Well Karen,

I would send you a picture of what you could get here in Oakville in the $130,000's but I would have to go back into our sales from about 20 years ago.

Good luck with it.

Karen -- that is an amazing amount of space for 130,000 !  Great bargain for a first timer - or anyone!   Good luck!

Jenny:  I find it difficult to believe that you could even remember real estate values from twenty years ago.  You were in kindergarden twenty years ago, right ?  Perhaps your mother was a Realtor at the time... and told you about those low values.  Yeah... that's it... I'm sure of it.  :)  Thanks for your comment.  Take care...

Alexsandra:  It really is a good value... and is going to make a lovely home for some family.  Making people's dreams come true is such a great thing.  Thanks for commenting... take care...

Oh Karen,

You are too funny.  Twenty years ago I had a child in kindergarton.:) I actually got my license 20 years ago when I was 8 months pregnant with my 3rd child.  Even had another one 2 years after that.

I obviously got into the business looking at it as a career and not a get rich fast job.

Karen - Can you imagine that many square feet, that condition, and that style for less than $100.00 a square foot. . .Totally amazing!

Jenny:  Well... it seems you got an early start on both Mommyhood and Realtorhood.  And it also appears you have done well with both.  Take care...

Myrl:  If a home this size, and in this condition... were up for sale for around $100.00 a square foot... first of all... it would either never sell, or take years to sell until the market caught up to it.  And... even if it did sell for that price... it would not appraise.  Remember... all markets are different.  Fort Worth has been a very stable market... with some areas being either flat or losing a tad... and some having values which increased at a very slow but steady pace.  That is why we have not experienced the "bubble" bursting like many other areas have.  We've never had the bubble.  Take care...

Karen Anne:  Love the openness of the kitchen to the family room.  It looks so friendly.  I'm sure you'll find the new owners in quick order.

Chris Ann:  I hope so, too.  And yes... the openness from the kitchen to the family room is great.  And, that's a great word for this home.  It DOES feel very friendly inside.  As you can see, it is a totally different market here.  As they should be saying on all of those national "talking head" shows on cable... every market is different.  Thanks for your kind words... take care...

Hi Karen, best of luck on this property. Buyers love the feel of open spaces. They like to imagine entertaining all of their friends and family in the areas.

If you don't mind, I have a suggestion. If the chair and ottoman are removed from the living room, the space would feel more spacious. Also, the end table can be moved to the corner where the chair currently is, add a few books and a lamp, and voila! You can actually pull the furniture in a little, away from the walls to really add a great flow to the room. Then the rug can be placed under the coffee table to really polish off the room.

You may even want to try making the fireplace the focal point of the room. Just some ideas to help market the property...

Good luck again!

Jessica:  Your suggestions sound like good ideas.  I am going to be back at this home this afternoon... and will take a look at the ideas you suggest.

By the way... you are the FIRST stager who has ever seen one of my posts... with pictures... and cared enough to make a suggestion to further enhance the presention of the home I had pictured.  I appreciate that.  I think I will be doing a "thank you" post soon... sharing this pleasant surprise from you... with the rest of Active Rain.  Thanks again.  Take care...

Karen - WOW! I'm glad to have helped you out. I know a lot of people look at homes online, and often times this is the buyers first impression of the home. I think this house has a fantastic living/kitchen and want it to really impress people from the moment they first see it - on the computer!

I can see that you put a lot of importance on your business - it shows. I truly enjoy passing along helpful tips to others who are passionate about what they do!

Warmest Regards, Karen :)
