Great News for Texas... One Half-Million New Residents in 2007 !

Realtors in Texas have some Good News to Cheer About.  Today the Census Bureau reported that over 500,000 People Relocated from Outside Texas, and moved into Our Fair State during 2007 !

That is One Half Million more people in Texas in the Last Twelve Months.  One Half Million people who need homes, who need food, clothing, iPODS and everything else.  Five Hundred Thousand people to rent apartments.  Five Hundred Thousand people taking new jobs... which ARE available.  The new capital produced by all of these new residents will put Millions of Dollars back into the Texas economy as they purchase all the things new residents normally need.

Because the Texas the economy is so diverse... jobs are always available in almost all types of industries.  Gone are the days of Over-Dependence on Oil which plagued Texas in the 1970s.  The Texas economy is one that has become dramatically diverse.  The high-tech centers in Austin, Fort Worth, Dallas and Houston are alive with jobs.  Banking, medical centers, other health-care providers, grocers, and businesses of all types will benefit.

Most of the new home builders in Texas have much smaller inventories than they had even six months ago.  With inventories back to close to normal, no longer will home prices in the existing re-sale markets be pulled downward due to new home builders slashing prices and offering such crazy incentives to buyers to get their homes sold.

Every year in Texas the market comes back to life in the first few weeks of the New Year.  This January, with over Five Hundred Thousand new Texas residents stimulating our economy, the possibility of an improvement in the real estate markets in San Antonio, Austin, Houston, Dallas, Fort Worth and all cities and towns across the state has been enhanced.

Floor Time... The Early Years... Part Two

Here is another tale from my "early years" on floor time: 

This second "happening" occurred way back in about my third month in real estate ... and luckily, by that time I had learned quite a bit from Howard, my broker, about how to handle "floor time calls."

My broker's office phone number was only one digit off from the number of a local "fine dining" restaurant nearby.  I had already received a few wrong numbers asking for the restaurant.  This one Saturday I received another call... asking to be connected to the "dining room."

By this time, I was feeling pretty good about my phone technique, and also on this particular Saturday, I was in a "playful" mood.

The caller asked to be connected to the "dining room."  I answered... "Ma'am... I am sure you are trying to call the Quail Hollow Restaurant, but you have reached a real estate office by mistake."

"Our phone numbers are only one digit off.  Although I cannot connect you to the Quail Hollow dining room, being a Realtor, I could very easily find you a brand new home with it's very own dining room."

The woman started laughing, and then told me that she and her husband actually had been talking about buying a home.  We chatted some more, and after I gave her the correct phone number for the restaurant, I asked the woman if she would like to "set aside a time to get together" to look at homes.  She said "Yes !"

My silly mood paid off.  I ended up selling them a very nice home with a gorgeous dining room.  They were so pleased that after they closed and moved in... they invited me over for the very first dinner they celebrated... in their very own dining room.  Floor time can be profitable.  Having a good attitude about floor time, and being a bit "creative" in handling the callers... can make success during floor time much more likely to happen.

The Fingerprint Requirement... Where does it end ?

The State of Texas has recently put into force the requirement that all Real Estate Licenses being renewed after January 1, 2008, be accompanied by the agent getting fingerprinted.

I must strongly protest this requirement.  How about taking blood samples ?  How about DNA samples ?  This is an intrusion... a personal invasion of my privacy.  I very much resent it.

There are some who would say "if you have nothing to hide, then what's the problem ?"  It has nothing to do with having anything to hide !  But it has everything to do with Big Government getting involved in our personal lives... one more time.

Please do not jump the gun here and think I am some sort of extremist.  I am just a nice Catholic girl from Cleveland trying to make it in the bright lights and city life of Fort Worth, Texas.  Sometimes I vote for Democrats, sometimes I vote for Republicans.  It the upcoming elections... I seem to favor Senator Joe Biden on the Democratic side, and Governor Mike Huckabee on the Republican side.

I only share this information with you to show I consider myself to be of a "main stream" political mind-set.  But... and here's the but you probably knew was coming.  The governor of Texas is a conservative Republican... Governor Rick Perry.  I thought Republicans were for less government, not more !

A very wise man... Benjamin Franklin... once said:  "The man or woman who trades freedom for security does not deserve nor will he ever get either."

How can anyone argue with a statement like his ?

Just What Is a Blog, Anyway ?

I just finished reading a post by Meghan Mullee entitled "Too Old To Blog?"  One of the agents in her office suggested that "blogging is a younger, hipper thing, and she'd lose the interest of the older people."

I think if someone made that suggestion to me... I would consider smacking them with my laptop. 

Perhaps the word "blog" scares some people... but all a blog is... is a type of "online journal."  It is a way of inviting the public to step into your "space" and get to know you.  It is a way of connecting with people, and it is definitely not just for the "younger and hipper."  And... who wants to dare tell me anyway... that at my age I am not "younger and hipper !"

A "blog" is shorthand for "web log."  It is sort of like a diary.  Or, as I said above, like a journal.  What do you put in it ?  What do you write about ?  Well... the best answer for that... is... it depends.  It depends what you would like the results to be from writing in your online journal or diary.  It also depends on the audience you are trying to reach.

For me... I don't want my "blog" to look all "techie."  I am not writing hoping to attract "techies."  When I see a link to someone else's blog, I usually click on it just to see what it's all about.  If it is "strewn" with all sorts of crazy buttons, links, flashing gismo's, widgets, fidgets and what-not... I lose interest almost immediately.  If I wanted to visit a website... I would do that.  But, then again, that is what attracts and interests ME.

Sure, my blog... my online journal... has lots of pertinent information about real estate, about new homes and resale homes, about financing, about tax advantages... but it also features quite a bit of  "sharing" of myself and other non-real-estate related things.  It is perhaps one-third real estate oriented, one-third personal sharing, and one-third commenting and asking for opinions on anything that might be in the current news that interests me... and perhaps may interest folks like myself.

My real estate business is built on "relationships."  It is built on my clients, customers, co-workers and friends getting to know me, to like me, and to trust me.  It is also built on me getting to know them.  I am not interested in "getting a cold lead," getting them into a house, and then never seeing or hearing from them again.  I am here for the long term. I am here to build meaningful relationships with the folks I meet who I get to know, like and trust.  I am here to help people, and to build a referral base... or, better yet... a "relationship base" of people I know, people I like and trust.  A great way for me to do that is by inviting my readers to get to know me, to like me, and to trust me.

And sharing myself with others by inviting people to read my blog... my journal... seems to be a great way to do just that !
